This includes collecting rent, full accountability, and determining and arranging for repairs and general maintenance. We also act for the owner in matters such as dealing with tenants and municipalities. The owner may decide how much or how little responsibility they wish to pass on to Lamb Property Management, including the amount at which the owner's approval is needed for repairs. Someone is available 24 hours for emergency calls. After the end of the month, the owner is sent a statement with all invoices accounting for the month's activity.

As a fully licensed, insured, bonded company, Lamb Property Management is fully cognizant of the Tenant Protection Act and the Condominium Act and ensures the Acts are adhered to in the performance of their management duties.

Lease-Up

When there is a vacant unit, Lamb will make arrangements for advertising, showing the property to all prospective tenants, obtaining applications from those interested, performing a thorough check of the tenants, including a credit check, as Lamb Property Management is a member of the Equifax. If the owner is satisfied with the selected tenant, arrangements are made to have a lease signed and a last month's rent deposit and first month's rent is obtained. Before the tenants move in, an inspection is performed with the tenant and keys are handed over. All out of pocket expenses such as advertising and credit checks are billed to the owner.

A Property Management Agreement between Lamb Property Manager and propery owner is required, which outlines responsibilities of both parties. This agreement can be cancelled at any time by either party with 30 days notice in writing or other.
